Tiger Sized Property Taxes

Property taxes are levied based on the value of a property. The more expensive the house, the higher the property taxes. And you can’t find a property tax bill much higher than the one Tiger Woods received in 2010.

His new luxury golf estate on Jupiter Island near Palm Beach, Florida has an assessed value (an estimate of the fair market value determined by the local taxing authority) of $35 million dollars. His annual property tax bill this year came in at a whopping $595,797.23.

Your House Must Win the Beauty Contest

Last month, only 10.3% of the homes on the market in Ames attracted a buyer. This statistic is often shocking to sellers who suddenly realize how serious the competition for a buyer can be. If a house is going to sell in today’s market, it must win the beauty contest where potential buyers are the judges.

Most owners live with minor flaws in their homes. Over time, they don’t even notice the traffic pattern that developed in the carpet, or the piece of paint that peeled off the porch railing last fall. But minor maintenance issues stand out like a sore thumb to potential buyers, who will likely write-off the house as “needing work”. It’s simply too easy for them to tell their agent that they ready to move on to the next one.

To prevent this from happening to you when selling, you will need to take a fresh look at your house in order to identify any trouble spots. Start with a notebook. Stand in front of your house and spend several minutes looking at every detail. Write down as many flaws as you can find, no matter how minor. Then move through each room of the house, just like a buyer will, taking several minutes to look carefully over every detail. Don’t forget the backyard, basement and garage. This exercise will help you a great deal in primping your house for the market, but often your agent will still pinpoint additional repairs that could help your house win the beauty contest.
