We have had the experience at Hunziker & Associates, Realtors®, of helping a customer purchase a home based entirely on what they saw over the internet. The purchase agreement was completed from a distance by fax. Even though this scenario is rare, it will soon be possible to purchase a home using an e-signature on forms that can be emailed to the buyer and seller.
The Iowa Association of Realtors® just instituted a new feature that will make preparing forms and collecting signatures electronically possible for subscribing Realtor® members. Although it will soon be easier to buy a house online, certainly most customers will still continue to view the home in person before signing the purchase agreement, regardless of if they do so using a pen or an iPad.

Homes above $300,000 in Ames have been the most challenged segment of our housing market since sales started slowing 2 years ago following several years of record sales activity. This price range represents the high-end of the Ames market, accounting for approximately 10% of the homes listed for sale.
This smaller segment has been impacted by the recession far worse than the remainder of our market. Inventory levels often floated above an 18 month supply or worse; far higher than the rest of the Ames housing market.
During the 6 month period from November to March, 2011, only 7 homes listed above $300,000 went off market pending a sale. April posted a strong turn around, however, as 8 homes went off market pending a sale in just that month alone. With only 32 high-end homes left on the market on May 2nd, the supply dropped to 4 months of inventory should sales continue at this pace. If the high-end market is building steam towards a healthy sales year is yet to be seen, but it certainly is a sign of improvement for sellers in this price range.

A key factors that determines if housing will remain strong or faulter in an area is the unemployment rate. The chart below is a good example of this affect in real numbers.
Unemployment rates remained relatively low in Ames and Story County, Iowa during the recession and our housing markets remained fairly stable. Nevada and California, two of the states with the highest rates of unemployment, also topped the list of states with excessive foreclosures & devistating declines in home values.
Fortunately, Ames continues to experience job growth and this bodes well for the housing market as well.

The DSM Register this morning cited a National Association of Realtors® statistic that 40% of all sales nationwide were short sale or REO or Foreclosure properties in February. How do we fare in Central Iowa? To some extent, it depends. While we are much healthier than the nation as a whole, some of our local markets are better than others.

The U.S. economy has been through one of the worst financial downturns since the Great Depression over the last two years. Since real estate was on the forefront of the crisis and home values plunged dramatically in many communities, many Ames residents have wondered how the crisis affected prices of homes here.
As the chart below demonstrates, Ames fared very well during the turbulent times of the last two years. Historically, Iowa avoids dramatic booms and busts in the real estate market and the numbers below depict another example of this stability. The slight dip in 2010 can be somewhat attributed to the 1st time buyer tax credit, as it encouraged sales of homes in the lower price ranges.

If you have been following news coverage about the recession over the last two years, you have probably heard many reporters mention foreclosures and unemployment in the same breath. It’s obvious how high foreclosure rates would follow high unemployment, as laid off workers sometimes struggle to keep up with their mortgage payments. But, less often discussed is the opposite: when jobs are readily available the number of qualified buyers grows, thereby increasing demand and subsequently home prices.
Iowa home values did not decline sharply as they did in the hardest hit regions during the recession largely because employment levels were stronger here than in many other parts of the country. These were key reasons why Des Moines topped the best cities lists of several organizations last year. And, Ames continues to post healthy unemployment rates, recently being named the lowest in the state among metro areas with a rate of only 3.9%.
Central Iowans should take courage that in spite of predictions that real estate values may experience single digit declines in some areas next year as foreclosure inventories continue to be sold off, because our area will probably continue to enjoy stable home values due largely to these promising employment figures.
